Access to a traffic area (pristup na prometnu površinu)

A building plot must have access to a traffic area (prometna površina) in line with the spatial plan (Spatial Planning Act, NN 155/25, Art. 19), and for a new building the permit is issued only once that connection is secured (Building Act, NN 155/25, Art. 73). If access crosses someone else’s land, an easement (služnost) entered in the land register is normally needed; access that only exists in practice is not enough.
